Potential investors looking to enter Perth’s housing market should look to the eastern suburbs and get in now, according to a leading Perth building broker.
Latest data from CoreLogic shows Australia’s median property price dipped in December for the first time in two years, led by falls in Sydney and Melbourne, with some experts predicting a continued cooling of the national market in 2025.
However, Better Way 2 Build’s Mike King says investors shouldn’t be put off by the decline, because property prices will continue to go up in Perth this year.
“We haven’t seen the boom yet, in fact, the commodities sector has slowed and Perth property prices have still gone up. It only takes a slight shift in the commodities sector for prices to take off from here,” said Mr King.
As for where to buy, the State Government announced the release of hundreds of hectares of residential land in Eglington and Karnup late last year, in a bid to address a chronic land shortage, but Mr King suggests buyers don’t need to go that far to find a good investment.
“We hear a lot about the land shortage in Perth but there are options available to investors if they know where to look.”
“The best investment properties often don’t look like good investments, so it’s about doing the work and getting the right advice to find those little pockets of gold within our established suburbs.”
Mr King points to Perth’s eastern corridor as holding some of the top investment opportunities for 2025.
“There’s a lot of untapped opportunity in our eastern suburbs, where demand for housing is high and the larger block sizes allow for urban infill,” said Mr King.
“These conditions present opportunities for group developments for both home and multi-home developments, particularly because they are near the trainline and Perth Airport.”

“More broadly, Perth continues to be a strong investment opportunity because people genuinely want to live here.”
“Post-Covid in particular, people have realised Perth offers a lifestyle that is hard to find anywhere else in the world so the demand for property here is not going away.”
Perth saw a nation-leading 19.1% price growth surge in 2024, but the median house price in Perth is still more affordable than Sydney, Melbourne, Brisbane and Adelaide, at $813.016.
“Perth remains affordable right now in the national context, and the rental yields are strong.”
“Don’t wait. One of the biggest mistakes you can make in property investment is waiting for the perfect conditions to buy, when investment is more about time in the market, not timing the market.”
“Get your finance sorted now because there is no better time to invest in property in Perth,” said Mr King.
